Construction Underway for Mixed-Use Development Near Mayo Clinic

JACKSONVILLE, Fla. (July 9, 2021) – Construction is underway on the first phase of a mixed-use development on 40 acres near Mayo Clinic. The multi-structure property is situated between San Pablo Parkway and San Pablo Road, near J Turner Butler Blvd. and Beach Blvd. The property will bring a unique, community-focused combination of residential, office, retail and hospitality to the Jacksonville area, all within walking distance of Mayo Clinic and with easy access to both the beaches and downtown.

The San Pablo Apartments, comprised of 304 multi-family units, will include 1-, 2- and 3-bedroom units and carriage houses ranging in size from 669 SF up to 1,599 SF. The four-story exterior will feature beautiful color accents amid clean lines, giving it a sophisticated, timeless look. The property will offer premium balcony units, an 8,000-square foot clubhouse, state-of-the-art 24-hour fitness center, a resort-inspired pool and walking/running nature trails. It also will offer a fenced-in playground, dog park, spa and lush common areas all within walking distance to nearby dining and shopping options.

The second phase of the development, facing San Pablo Parkway, currently is designed to include 59,000 square feet of high-end retail and office space. The property will include a highly programmed interactive park-like area for yoga, live music, food festivals and other community activities with extensive landscaping. Residents of the San Pablo Apartments may access this area via a pedestrian bridge. Future plans also include a hotel to complement the mixed use.

Designed by the Atlanta-based firm Dynamik Design, the first phase of the project will begin pre-leasing in 2022, and is being developed by Trevato Development Group, an affiliate of Block One Ventures. Jacksonville firms Prosser and Miranda Contracting Group are providing engineering and sitework services, respectively.
